My name is Brian S. Shepard. After being a teacher in the Sequim School District for 10 years, this year I decided to go into Real Estate at an eight-person independent company. As I was getting started in this business, I tried all of the traditional ways to advertise a house, yet I encountered obstacles. One of the first things I noticed was many realtors supplied fliers in a box attached to the “for sale” sign in front of houses. I tried this strategy. One problem was fliers were often gone when potential buyers would pull up to the house. Another problem was I would count them and report back to my sellers weekly to let them know how many were taken. One morning after I stocked the fliers, I saw someone pull up and accidentally grab 15-18 sheets because the papers were stuck together because of the morning dew. I realized that I assumed these fliers were going in the hands of different people. It finally made sense why fliers were disappearing, yet I was not receiving calls on the property. Yet another strategy I tried was stapling my business card to fliers in an attempt to get exposure. Business cards were disappearing, but deals were not increasing. Clearly fliers were not reliable. Continuing to pursue a sound, dependable strategy, I investigated other services such as “The Talking House,” but once again I didn’t know how many people where listening and I couldn’t honestly report buyer interest to my selling clients. Finally, a mortgage broker friend of mine enlisted me to try 24/7 Call Capture. I have returned calls while on the golf course, sitting in traffic, and even at night watching the eleven o’clock news. The client is usually calling from their cell while they are in front of the house. I often say, “I will be there in ten minutes and we can take a look.” Even if the potential buyer is not interested in that house, I am able to help them find one that best suits their needs because of the initial contact made through call capture. My small, isolated area has about 250 agents in a sluggish market, yet because of 24/7 Call Capture I have risen above even the most seasoned real estate veterans in the area. Because people call on my listings, I have been on both sides of transactions from sign calls numerous times. In addition, I have generated many new buyers through running the Call Capture’s Consumer Tips in the newspaper. I have never seen a product that works so easily and efficiently. Now I truly can report to my selling clients about interest in their house, I personally speak to folks inquiring about one my listings, and I make new contacts as I help potential buyers find a home that meets their needs.
